Case study: Pepys Estate

Many of the existing housing estates in Lewisham are undergoing an extensive programme of renewal. The Hyde Groups new build at Pepys

At the Pepys Estate in Deptford, this involves the disposal of five council-owned blocks of flats to Hyde Housing Association and a tower block, Aragon Tower, to Berkley Homes for refurbishment and outright sale.

The project will diversify tenure and link into other potential housing sites such as the adjacent Convoys Wharf.

Hyde Housing Association are building over 250 new homes on this estate close to the Thames. Sustainability is a key factor - all properties are built to Lifetime Homes standards and have a 'Very Good' Eco Homes rating. Construction is currently on phase three with 108 flats due for completion in Autumn 2007. The majority of homes will be rented, the remainder offered for shared ownership.

In May 2006, Pepys was awarded the Building for Life 'Silver Standard' - the national standard for design quality in new housing.
