Summary

This report gives the results of a project to investigate the scope for extending the range of performance tests carried out on buildings to check for compliance with the Building Regulations.

The project report describes tests that may be suitable as pre-completion tests or for use in conjunction with Accredited Construction Details.

Generally the study suggested that there is little enthusiasm in the construction industry for further mandatory pre-completion testing. To be useful, pre-completion performance tests:

  • must be quick and inexpensive
  • they must not delay occupancy
  • or have to be carried out after occupancy when they may become impracticable.

For a given test, identifying whether it will be suitable as a pre-completion test or for use with Accredited Construction Details will call for a cost-benefit analysis when the relevant Part of the Building Regulations is next reviewed.
